The SBA's $10 Million Loan Limit: What Changed in July 2026

The short answer

Since July 4, 2026, eligible borrowers can combine SBA 7(a) and 504 loans for up to $10 million in SBA-backed financing: up to $5 million through 7(a) and up to $5 million through 504, when the 7(a) loan comes first. Small manufacturers, already allowed unlimited project-based 504 loans, can now also get $5 million through 7(a).

What Did the SBA Change?

It stopped counting 7(a) balances against the 504 program. Announced on May 18, 2026 and effective July 4, the rule lets eligible borrowers "combine their 7(a) and 504 loans for up to $10 million" in SBA-backed financing. The SBA calls it doubling the cumulative 7(a) and 504 loan limit to $10 million.

How Does the $10 Million Split Work?

In the SBA's words, "qualified borrowers who secure a 7(a) loan first may access up to $5 million through the 7(a) loan program and up to $5 million through the 504 loan program." The order matters: the 7(a) loan comes first.

Each program keeps its own job. 7(a) loans run up to 10 years, or 25 for real estate. 504 loans finance real estate and major equipment on terms of 10, 20 or 25 years.

Who Benefits Most?

Businesses that need both buildings and working capital. The SBA names "construction, logistics, energy, food production, and related industries" as capital-intensive businesses that gain flexibility "to pair long-term financing for real estate and equipment with working capital."

Manufacturers gain the most. The SBA says small manufacturers "can secure an unlimited number of 504 loans as long as each loan is tied to a distinct project" and "are also now eligible to apply for $5 million through the 7(a) loan program."

Does Every Business Qualify?
