What We See When a Clifton File Lands.
A Clifton file is often a two part story. A manufacturer or distributor with real receivables and a machine to replace, or a Main Avenue or Botany Village storefront with steady deposits and a lease to renew. Both are fundable, and they want different products.
Where the businesses are
Main Avenue
The city's central business district and its own Special Improvement District. Restaurants, groceries, retail and services, block after block.
Botany Village
The historic business district with its own Special Improvement District and a dense run of owner operated storefronts.
Allwood Road, Lakeview Avenue and Lexington Avenue
Commercial corridors named in the city's master plan, home to much of its retail and service trade.
Route 3, Route 46 and the industrial riverfront
Regional retail including the Promenade Shops, plus the warehousing, research and manufacturing districts, in the sector that provides the largest share of the city's jobs.
Read the full picture of Clifton
Clifton is a large city that works like a collection of neighborhoods. The city's 2025 Housing Element puts its 2020 Census population at 90,296, the eleventh largest municipality in New Jersey, and its own Consolidated Plan describes the economy as a large number of neighborhood shopping areas, a downtown business district and an industrial riverfront, pulled toward the Route 3 corridor.
It is still a manufacturing town. Clifton's 2025 to 2029 Consolidated Plan, using Census job data, finds manufacturing the largest sector of jobs located in the city at 18.6 percent, ahead of education and health care at 18.3 percent and retail at 17.5 percent, and notes that manufacturing pulls workers in from outside. The draft 2026 Master Plan Reexamination says the city's location draws research and development, warehousing and manufacturing, and admits the industrial zoning is dated enough that many businesses need use variances to operate.
The retail side has two organized districts. Main Avenue, which the city calls its critical central business district, is managed by the Downtown Clifton Economic Development Group, and Botany Village by Clifton's Historic Botany District, both Special Improvement Districts with budgets approved for 2026. Allwood Road, Lakeview Avenue, Lexington Avenue and Route 46 at Piaget Avenue carry the rest, and the Promenade Shops sit on Route 3.
