What We See When a Paramus File Lands.
A Paramus file reads on a six day week. Retailers and restaurants do six days of deposits, carry seasonal inventory into the holidays, and pay highway rents. A funder who has never read a Bergen County statement can mistake that pattern for a weak business. We do not.
Where the businesses are
Route 17
Westfield Garden State Plaza, Paramus Park and the big box, auto and specialty retail along both sides of the highway.
Route 4
The Outlets at Bergen Town Center and the retail, restaurant and service strip running east toward Hackensack.
The Valley Hospital and the medical offices
Valley's new Paramus hospital and the medical office buildings that have filled the borough's office districts.
Bergen Community College and the side streets
The college's main campus, plus the professional offices and service businesses off the highways.

Paramus is a retail economy built at a highway crossroads. The borough's master plan places it at the junction of Route 4 and Route 17, the borough's two major highway commercial corridors, and its 2006 edition recorded the largest employment base of any municipality in the county. The New Jersey Department of Labor counts only 26,698 residents in the 2020 Census, so most of the people working and shopping here drive in. In 2016 the mayor wrote that commercial property funds nearly half of the borough's property tax burden.
The rule that shapes every Paramus business is Sunday. Bergen County is the last county in New Jersey to keep the state Sunday Closing Law, which bars Sunday sales of clothing, furniture, home furnishings, appliances and building supplies. Paramus goes further. Chapter 391 of the borough code, adopted in 1969 with findings that cite Sunday traffic peaks on Routes 4 and 17, bans nearly all business on Sunday, with exceptions for meals, prepared food, drugs, gasoline and a short list of others. The county's own tourism page says the major malls are closed on Sunday.
Retail is the headline, but the mix is broader. Westfield Garden State Plaza and Paramus Park sit on Route 17 and the Outlets at Bergen Town Center on Route 4. The 2006 master plan noted auto dealers clustering for the regional traffic and a wave of medical office development, and The Valley Hospital moved from Ridgewood into a new $868 million, 370 bed hospital in Paramus in April 2024. Bergen Community College has its main campus here.
