What We See When a Fair Lawn File Lands.
Fair Lawn also holds Radburn, the planned Town for the Motor Age and a National Historic Landmark since 2005. A Fair Lawn file is usually a River Road or Broadway storefront, a practice, or a trade or light industrial shop off Route 208, and each one is a steady, established business.

Fair Lawn is a residential borough with two main streets and an industrial park. Its 2026 Housing Element puts the 2020 Census population at 34,927 and, using state labor data, counts 11,817 jobs located in the borough in 2023. Health care and social assistance is the largest private sector at 26.2 percent, followed by retail trade and food service.
The two shopping districts each have their own Special Improvement District, the River Road Improvement District and the Broadway Improvement District, both managed by Fair Lawn Main Street Inc., which has been a designated Main Street New Jersey program since 2021. River Road runs along the Passaic River with a mix of storefronts, commercial and light industrial uses.
The industrial park along Route 208, developed in the 1950s, is where the borough's economy has changed most. The borough's welcome packet refers to 'the former Kodak and Nabisco.' Mondelez filed state notices in 2021 for 593 layoffs at the Fair Lawn bakery, and the 39.77 acre former Nabisco site is now listed in the borough's plan as an approved warehouse. Columbia Bank, which started as a single Fair Lawn branch, still lists its holding company at Route 208.
